Our typical inspection takes approximately 1/1/2 hours per 1,000 square feet and will provide you with as much information as possible about your new home or commercial property. All of the conditions noted during the inspection are recorded for your reference, including results from tests performed on various property systems.

We strongly encourage our clients to attend the inspection and participate in the process. We have learned from experience that participation enhances the value of our inspection service. Being present for the inspection will not only help you to fully understand our inspection report, it will also give you an in-depth view of the property you are purchasing and how to properly maintain your investment.

Our home inspection reports are printed on site, bound and include digital pictures of any major or minor problem that may be present including advising on any items that only need a little maintenance. We will even E-mail your report to you if you can not be present!

Our FULL HOME INSPECTION includes the following items:
- Foundation / Structural - construction, walls, floors, crawl spaces, concrete stem walls, concrete slabs and basements
- Roof - coverings, flashings, trim, vents, chimneys, drainage, soffit, fascia, skylights, gutters and downspouts
- Attic - ventilation, insulation, roof sheathing, attic ladders, joists and truss systems
- Interior Spaces - walls, floors, rooms, offices, wet bars, fireplaces, smoke detectors, stairs, balconies, rails, kitchens, bathrooms, sinks, toilets, tubs, showers, laundry, doors, windows, cabinets, shelves, fixtures, faucets, sink plumbing, built-in appliances and dryer vents
- Exterior - siding, walls, windows, doors, decks, porches, walkways, railings, grading, drainage and irrigation systems
- Heating - furnace, hot water heater, gas pipes, exhaust system, distribution fuel storage tanks, fuel lines, heat exchanger, humidifier, and filters
- Ventilation - attic fans, whole house blowers
- Air Conditioning - heat pumps, packaged units, window & wall units, coils & lines, ducting & duct insulation, vents and registers
- Grounds & Drainage - drainage, trees, shrubs, walks, steps, patio, porch, driveway and retaining walls
- Plumbing - supply pipes, waste and vent pipes, functional water flow, functional waste drains and all pressure release valves and main water shut off valves
- Electrical - electrical panels, breakers, fuses, wiring, all grounds, GFCI, AFCI, amperage, and all household wiring
- Appliances - range, oven, broiler, dishwasher, refrigerator, (washer & dryer when applicable), disposal, ceiling fans, microwave, central vacuum, ice makers
- Garage & Carports - firewall, fire door, garage doors, safety sensors and openers
- Pool / Spa - surface, pumps, filters, lights, heaters, ground bonding
